What are ground rents?
If you own a long lease on a property in the UK you will usually pay rent to the freeholder or landlord of the property; this is known as Ground Rent. The ground rent lease should dictate how much rent is payable and when. Ground rent is most often low and usually in the region of £50 per year. The frequency of ground rent payments vary from monthly, quarterly and annually.
Ground rent can be fixed or escalating. If it is fixed it means that it cannot increase or decrease throughout the term of the lease. Escalating Ground Rents will increase during the course of the lease. The lease will specify if there is a ground rent increase and by how much.
